The plot

What fits on a 10 marla plot

A 10 marla plot is 2,250 sq ft, 250 sq yd, usually laid out 35 × 65 ft, which is 2,275 sq ft, as plots are sold by their nominal size. DHA Lahore also lays 10 marla plots out 35 × 64 ft, and sells them as the same size. Ten marla is where a house usually gets a porch for two cars, and often a servant quarter. Against a 7 marla house, the extra 3 marla add about 650 sq ft of covered area to a double storey and about Rs 38.35 lakh to its cost with a standard finish.

In LDA approved schemes in Lahore, a house on a plot of 10 marla to under 1 kanal may rise 4 storeys, up to 45 ft, with the ground floor covering at most 70% of the plot and 10 ft at the front, 7 ft at the back and 5 ft on one side kept open. On a 35 × 65 ft plot that comes to about 1,440 sq ft a floor, since the open spaces leave less than the coverage allows. DHA Lahore allows 2 storeys and a basement, and its ground floor is what is left inside the clear spaces, 10 ft 9 in at the front and 5 ft 4½ in at the back and on one side: 1,448 sq ft. The first floor may cover 82% of it, 1,187 sq ft, and the mumty 175 sq ft, about 2,810 sq ft above ground in all.

A double storey 10 marla house is usually priced at about 3,300 sq ft of covered area, porch and mumty included, and that is what this page uses; your drawings may come to more or less, so type their covered area into the calculator. It usually has 4 or 5 bedrooms, each with its own bathroom, a drawing room, a lounge and dining area, and a kitchen on each floor. Ten marla is also where LDA's rules first ask for a side space, so the house stands clear of one neighbour, with windows down that side.

A double storey 10 marla house takes about 9 to 13 months to build with a standard finish, from starting on site to handing over, 4 to 6 of them on the grey structure; a single storey takes about 6 to 9. Some owners add a basement at this size, for a family lounge, a guest room or storage. Under LDA it counts towards the floor area the plot may carry. One the size of a floor, 1,650 sq ft, adds about Rs 1.14 crore to a standard house and takes the build to about 12 to 16 months.

The covered area calculator works out these limits for your own plot under LDA, DHA Lahore, CDA and DHA Islamabad-Rawalpindi rules, corner plots and basements included.
