The plot

What fits on a 3 marla plot

A 3 marla plot is 675 sq ft, 75 sq yd, usually laid out 20 × 34 ft, which is 680 sq ft, as plots are sold by their nominal size. At 20 ft across there is room for one room beside the stairs, so a 3 marla house grows upwards rather than outwards, and some are built three storeys high.

In LDA approved schemes in Lahore, a house on a plot under 5 marla may rise 3 storeys, up to 38 ft, with the ground floor covering at most 80% of the plot and 5 ft at the front and back kept open. On a 20 × 34 ft plot that comes to about 480 sq ft a floor, since the open spaces leave less than the coverage allows.

A double storey 3 marla house is usually priced at about 1,200 sq ft of covered area, porch and mumty included, and that is what this page uses; your drawings may come to more or less, so type their covered area into the calculator. It usually has 2 or 3 bedrooms, each with a bathroom, a TV lounge and often a kitchen on each floor, so the floors can be lived in separately. Kitchens, bathrooms and the stairs cost much the same whatever the size of the house, so on one this small they are a bigger share of the whole, and a quote can come in above the rate a sq ft shown here.

A double storey 3 marla house takes about 6 to 8 months to build with a standard finish, from starting on site to handing over, 2 to 4 of them on the grey structure; a single storey takes about 5 to 7. A basement is rare at this size: digging beside the neighbours' walls on a 20 ft plot needs careful shoring, for little floor gained.

The covered area calculator works out these limits for your own plot under LDA, DHA Lahore, CDA and DHA Islamabad-Rawalpindi rules, corner plots and basements included.

What is the construction cost of a 3 marla house in 2026?

A double storey 3 marla house is usually priced at about 1,200 sq ft of covered area. At Lahore rates as of September 2026, it costs about Rs 70.8 lakh complete with a standard finish (Rs 60 to 81.6 lakh), about Rs 90 lakh with a mid-range finish and Rs 1.19 crore with a premium one. The grey structure alone is about Rs 40.8 lakh. Across cities, the standard house runs from about Rs 61.6 lakh in Multan to Rs 79.3 lakh in Islamabad.

What is the grey structure cost of a 3 marla house?

About Rs 40.8 lakh for a double storey (Rs 36 to 45.6 lakh) and Rs 20.4 lakh for a single storey, at Rs 3,000 to 3,800 a sq ft with materials in Lahore as of September 2026. It pays for the foundations, frame, slabs and stairs, the walls, plaster, the roof treatment and the pipes and conduits in the walls, and on a double storey 3 marla house it takes 2 to 4 months. If you buy the materials yourself, the thekedar's labour for a double storey comes to about Rs 8.1 lakh, at Rs 550 to 800 a sq ft.

What is the cost per sq ft to build a 3 marla house?

In Lahore as of September 2026: Rs 3,000 to 3,800 a sq ft of covered area for the grey structure with materials, Rs 5,000 to 6,800 complete with a standard finish, Rs 6,500 to 8,500 mid-range and Rs 8,400 to 11,400 premium. On a double storey 3 marla house of about 1,200 sq ft, every Rs 100 a sq ft moves the cost by Rs 1.2 lakh, so compare quotes on the same covered area and the same list of finishes.

How much does a single storey 3 marla house cost?

About Rs 35.4 lakh with a standard finish and Rs 20.4 lakh for the grey structure, for about 600 sq ft covered, against Rs 70.8 lakh and Rs 40.8 lakh for a double storey, at Lahore rates as of September 2026. Builders charge both floors at the same rate a sq ft, so the second storey roughly doubles the cost. If you build one storey now and the second later, have the foundations and columns designed for both from the start.

How big is a double storey 3 marla house?

A double storey 3 marla house is usually priced at about 1,200 sq ft of covered area and a single storey at 600 sq ft, porch and mumty included, and those are the areas this page uses. In its approved schemes, LDA allows about 480 sq ft a floor on a 20 × 34 ft plot, over up to 3 storeys. A double storey of that size usually has 2 or 3 bedrooms.

How long does it take to build a 3 marla house?

About 6 to 8 months from starting on site to handing over a double storey with a standard finish, of which the grey structure takes 2 to 4. A single storey takes about 5 to 7 months, and a premium finish adds about 2 more, for the imported materials and the detailed woodwork.

How much does a triple storey 3 marla house cost?

LDA allows 3 storeys, up to 38 ft, on a plot under 5 marla in its approved schemes. A triple storey 3 marla house of about 1,800 sq ft costs about Rs 1.06 crore with a standard finish at Lahore rates as of September 2026, and Rs 61.2 lakh as a grey structure: the third floor adds about Rs 35.4 lakh to a double storey, and takes the build to about 7 to 10 months. Check the rules of your scheme before planning one, since not every scheme follows LDA's.
