How it is worked out
From a list of jobs to a budget
A renovation is priced the way a contractor prices it: job by job, each at a rate for its unit. Paint and floors go by the sq ft, a bathroom by the bathroom, a kitchen by the running foot of cabinets, wiring and plumbing by the point, and doors and windows by the piece. Each rate is what the job costs in Lahore with materials, labour and the contractor's margin, for a house that is lived in: it includes taking out the old floor, fittings or wiring before the new goes in.
The finish you pick sets the grade of most jobs. Economy is local materials, standard is what most houses in a good society get, and premium is imported tiles, marble and fittings. Bathrooms and kitchens carry their own grade, because a house often gets a premium main bathroom and a basic one upstairs. The rates move to other cities by the same factors as the house construction cost calculator: Islamabad costs about 12% more than Lahore and Faisalabad about 10% less.
The contingency is for what the work uncovers. Old GI pipes rusted through, damp in the walls, hollow plaster behind the tiles and a roof that needs repair only show once the work starts, and builders hold back 10 to 15% for them. The calculator starts at 10%.
Renovation cost per square foot depends on how much is done. The worked example, a standard refresh of a 10 marla house of about 3,300 sq ft covered, comes to about Rs 794 a sq ft of covered area. Taking a house back to its grey structure and finishing it again costs about what finishing a new house does: Rs 2,000 to 3,000 a sq ft for a standard finish in Lahore, before any repair to the structure.
To count the materials for a job, the paint calculator works out the tins of emulsion, primer and putty room by room, and the tile calculator the boxes of tiles, cement and sand for a floor or a bathroom wall.

Terms you will hear
- Point
- One outlet of wiring or plumbing. In wiring, each light, fan, switch socket or power socket; in plumbing, each tap, shower, WC, basin, sink or floor drain. Electricians and plumbers price by the point.
- Running foot
- A foot of length along a wall, whatever the height or depth. Kitchens are priced by the running foot of cabinets under the counter, with the cabinets above counted in.
- Making good
- Repairing what the work damaged: filling the grooves cut in walls for new pipes and conduit, patching plaster and repainting the patch.
- Contingency
- Money held back for work nobody can see until the job is open, such as rotten pipes or damp. It is part of the budget, not a price for anything yet.
- Grey structure
- The frame, walls, roof and plaster of a house, before tiles, paint, fittings and wiring. A full renovation strips a house back to it.

It depends on the jobs. At September 2026 rates, a standard refresh of a 10 marla house in Lahore (repainting about 9,000 sq ft of walls and ceilings, refitting two bathrooms and a 14 ft kitchen, and rewiring 150 points) comes to about Rs 26.21 lakh with 10% for surprises. Repainting alone is about Rs 6.75 lakh. Stripping a house back to its structure and finishing it again costs about what finishing a new house does, Rs 2,000 to 3,000 a sq ft.
What does a bathroom renovation cost in Pakistan?
In Lahore at September 2026 rates, about Rs 1.6 lakh for a basic refit with local tiles and sanitary ware, Rs 3.3 lakh for a standard one with porcelain tiles, a concealed cistern and a vanity, and Rs 6.5 lakh for premium, with imported tiles or marble and wall-hung fittings. That is for a bathroom of about 5 x 8 ft tiled to 7 ft, with new pipes and waterproofing. Materials are most of it: labour is about a quarter of a basic refit and a sixth of a premium one.
How much does a kitchen renovation cost?
Kitchens are priced by the running foot of cabinets: about Rs 15,000 a running ft for a basic refit, Rs 32,000 for standard and Rs 50,000 for premium in Lahore, with the cabinets above and below the counter, a stone top, the sink and mixer, tiles and the plumbing and wiring. A 12 ft kitchen comes to about Rs 1.8 lakh, Rs 3.84 lakh or Rs 6 lakh. Appliances are extra.
What is the renovation cost per square foot?
There is no one rate, because a renovation is a set of jobs. In Lahore, repainting costs Rs 50 to 115 a sq ft of wall, new floor tiles Rs 260 to 1,150 a sq ft and a marble floor Rs 380 to 700. Over a whole house, the worked example's refresh comes to about Rs 794 a sq ft of covered area, and a full renovation back to the structure to Rs 2,000 to 3,000.
How do I estimate the cost of repairing my house?
List the jobs and measure each one: the sq ft of wall to paint and floor to relay, the bathrooms, the running feet of kitchen, and the electrical and plumbing points. Price each at a rate for its unit, then add 10 to 15% for what the work uncovers. The calculator does exactly that, and takes a contractor's rate over ours on any job once you have a quote.
How much does it cost to rewire a house?
About Rs 3,000 a point for economy work, Rs 4,000 for standard and Rs 5,500 for premium in Lahore, with new copper wire, switches and sockets, a share of a new board, and making good the walls. A 10 marla house has 140 to 190 points, so 150 points at a standard grade come to about Rs 6 lakh.
Why does the estimate add a contingency?
Because a renovation always finds something. Rusted GI pipes, damp in a wall, hollow plaster behind old tiles or a cracked roof slab are only seen once the work is open. Builders keep 10 to 15% for them; the calculator starts at 10%, and an older house deserves more.
