The buyer also pays the advance tax, stamp duty and transfer fees on the property transfer, and the seller pays their own advance tax: the property buying cost and property tax calculators work those out.

If a company, a government office or a business with a turnover of Rs 10 crore or more pays the commission, it deducts 12% income tax under section 233 (24% if the agent is not on the Active Taxpayers List): Rs 48,000 of Rs 400,000 goes to the FBR.

The usual rates as reported by property portals and checked September 2026: about 1% from each side on a sale, and one month's rent in all on a rental, or a month from each side in Karachi. No law sets them and every one is negotiable.

How it is worked out

From the price or the rent to each side's commission

No law sets a property dealer's commission in Pakistan: it is custom, and it is negotiable. On a sale each side usually pays about 1% of the price, so a deal with an agent on each side, or one agent acting for both, costs about 2% of the price in all. Rates from 0.5% to 2% are common by city and deal, commercial property sits at the top of that range, and in Karachi 2% is common on deals under Rs 1 crore.

On a rental the unit is the month's rent. One month's rent in all is usual, often half from the tenant and half from the landlord; in Karachi a full month from each side is common, and agents in Islamabad take between half a month's and a full month's rent. These are the practices property portals have reported since August 2019, and any of them can be bargained down.

On a sale the seller receives the price less their commission, and the buyer pays the price plus theirs, before the taxes and fees of the transfer, which the property buying cost calculator adds. On a rental the calculator spreads it over the agreement: the landlord keeps the rent for the agreement less their commission, and the tenant pays the rent plus theirs, besides any advance rent and security deposit the agreement asks for.

Commission is usually paid when the deal completes and the seller has the full price, though some agents ask for part of it when the token money, the bayana, is paid. Agree the rate, who pays it and when in writing before the first viewing. A company, a government office or a business with a turnover of Rs 10 crore or more that pays commission must deduct 12% income tax under section 233 of the Income Tax Ordinance, 24% if the agent is not on the Active Taxpayers List. Terms in a property deal

Bayana
Token or earnest money the buyer pays when the price is agreed, recorded in a receipt or the sale agreement, before the balance is paid and the property transferred.
Sale agreement (iqrar nama)
The written agreement that fixes the price, the payment dates and who pays which cost, including the commission. Write the commission into it.
Commission from each side
The usual arrangement in Pakistan: the buyer pays their agent and the seller pays theirs, or one agent who brings both together takes a share from each.
Section 233
The Income Tax Ordinance's rule for brokerage and commission: a company, a government office or a large business deducts 12% from the commission it pays, 24% if the agent is not on the Active Taxpayers List.

How much commission does a property dealer charge in Pakistan?

Usually about 1% of the price from the buyer and 1% from the seller on a sale: Rs 200,000 from each side on a Rs 2 crore house, Rs 400,000 in all. Rates run from 0.5% to 2% by city and deal, and it is always negotiable, so agree the rate in writing first.

What is the commission on rent in Pakistan?

Who pays the property dealer's commission, the buyer or the seller?

How much is the commission on a Rs 1 crore plot?

At 1% from each side, Rs 100,000 from the buyer and Rs 100,000 from the seller, Rs 200,000 in all. The seller receives Rs 9,900,000 and the buyer pays Rs 10,100,000 before the taxes and fees of the transfer.

When is the dealer's commission paid?

Usually when the deal completes and the seller has received the full price. Some agents ask for part of it when the bayana, the token money, is paid. Agree the timing in writing along with the rate.

Is there tax on a property dealer's commission?

The agent pays income tax on it as business income. When a company, a government office or a business with a turnover of Rs 10 crore or more pays the commission, it must deduct 12% under section 233, or 24% if the agent is not on the Active Taxpayers List: on a Rs 200,000 commission, Rs 24,000 goes to the FBR and the agent is paid Rs 176,000. An individual buying or renting their own home deducts nothing.

Is commission worked out on the price or the DC value?

On the price agreed between buyer and seller. The DC value and the FBR value only matter for stamp duty and the taxes on the transfer.
