Listing 2 is 8.2% cheaper a sq ft than listing 1. It is quoted at Rs 20 lakh a marla against Rs 18 lakh, but its marla is 272.25 sq ft, not 225. At listing 1's rate its plot would cost Rs 1.74 crore, Rs 14.24 lakh more than asked.

The same rate per marla is 17% less per sq ft in the revenue measure, because its marla is 21% bigger. Per sq yd is per sq ft × 9.

How it is worked out

From a price to a rate, and back

Divide the price by the size in square feet for the rate a sq ft, then multiply by the size of any unit for the rate per that unit: by the marla for per marla, by 20 marla for per kanal, by 9 for per sq yd. A 10 marla plot of 2,250 sq ft at Rs 1.8 crore is Rs 8,000 a sq ft, Rs 18 lakh a marla and Rs 3.6 crore a kanal.

The catch is the marla. Most housing schemes count 225 sq ft to the marla, the revenue measure counts 272.25, and some dealers quote 250. So Rs 18 lakh a marla is Rs 8,000 a sq ft in a scheme but only Rs 6,612 a sq ft in the revenue measure. Two rates per marla can only be compared when both count the same marla, which is why the calculator compares listings per sq ft and per marla of one size.

Working back from a rate is the same sum turned round: divide the rate by the size of its unit for the rate a sq ft, and multiply by the plot's square feet. At Rs 18 lakh a marla, a 7 marla plot is Rs 1.26 crore.

A house is priced the same way per marla of its plot, which is how houses are advertised, but that rate includes the building, so compare houses with houses and plots with plots. Corner, park-facing and main-road plots usually sell for more, and schemes that sell by payment plan often add a set percentage for each, so take those out before comparing.

How do I work out the price per marla?

Divide the price by the plot's size in marla. A 10 marla plot at Rs 18,000,000 (1.8 crore) is Rs 1,800,000 (18 lakh) a marla. For a size in square feet, divide the square feet by the marla first: by 225 in most housing schemes, by 272.25 in the revenue measure.

How do I convert a rate per marla to per square foot?

Divide it by the marla's size in square feet. Rs 18 lakh a marla is Rs 8,000 a sq ft where a marla is 225 sq ft, and Rs 6,612 a sq ft where it is 272.25. Multiply a rate per sq ft by the marla to go the other way.

How do I work out a plot's price from the rate per marla?

Multiply the rate by the size in marla: a 7 marla plot at Rs 18 lakh a marla is Rs 12,600,000 (1.26 crore). Make sure the rate and the size count the same marla; if not, go through square feet.

How do I compare two plot prices fairly?

Per square foot, or per marla of one size for both. A plot of 8 revenue marla at Rs 1.6 crore is quoted at Rs 20 lakh a marla, which looks dearer than Rs 18 lakh a marla for a 10 marla scheme plot at Rs 1.8 crore. Per sq ft it is Rs 7,346 against Rs 8,000, 8.2% cheaper, because its marla is 272.25 sq ft, not 225.

What is the rate per square yard?

The rate per sq ft times 9, since a square yard (a gaz) is 9 sq ft. Karachi prices plots per square yard: Rs 8,000 a sq ft is Rs 72,000 a sq yd, and a marla of 225 sq ft is 25 sq yd.

Why do corner plots cost more per marla?

Corner, park-facing and main-road plots have more light, more frontage or a better outlook, so they usually sell for more, and schemes that sell by payment plan often add a set percentage for each of them. Compare a corner plot with other corner plots, or take the extra out first.

What does buying a plot cost on top of its price?
